Historic Districts And Openings From The 1920s

West Palm Beach has a genuinely old core by Florida standards, and the city has designated a number of historic districts to protect it. El Cid, Flamingo Park, Grandview Heights, Northwood and Prospect Park among others hold concentrations of 1920s Mediterranean revival, mission and frame vernacular houses.

For a garage door, that has two consequences. The first is appearance: where a historic district applies, the street-facing look of a replacement can be reviewed alongside the building permit, so style and finish matter as much as the mechanical specification. We tell you whether that affects your address before you choose a design.

The second is geometry. Garages from that era were built for cars that no longer exist. Openings are narrow, frequently arched, often barely over seven feet wide, and the headroom assumes nobody will ever mount an opener. Stock doors do not fit these. We measure and order to the actual opening, and where headroom is genuinely gone, a wall-mount jackshaft opener solves it.

Outside the historic core the city is far more conventional — mid-century and newer housing with standard openings, where a same-day repair really is same-day. And on the eastern side, close to the Intracoastal, salt is a factor and we spec galvanized and stainless hardware accordingly.

Before you assume it can't be done

An arched or undersized historic opening is a normal job, not an exotic one. What it is not is a stock door forced into a hole with trim hiding the difference — that is how you end up with a door that binds, wears its rollers out early and never seals properly.

My house is in a historic district. Can I still replace the door?

Yes. Historic designation usually governs how a replacement looks from the street rather than whether you can do it at all. In practice it shapes the panel design and finish. We'll confirm whether your address is affected and steer you to styles that suit the period before you commit to anything.

My garage opening is arched and undersized. What are my options?

This is normal in El Cid, Flamingo Park and Grandview Heights. We measure the actual opening and order a door built to it, including arched heads. What we won't do is force a stock door in and hide the gap with trim, because that door will bind and wear out early.

There's no room above the door for an opener. Is that fixable?

Yes. A wall-mount jackshaft opener mounts on the torsion shaft beside the door rather than on a ceiling rail. It is the standard solution for low headroom and it leaves the ceiling clear.

Is West Palm Beach in the High Velocity Hurricane Zone?

No. That zone covers Miami-Dade and Broward only. Here doors are approved under statewide Florida Product Approval, and the rating required depends on your address and distance from the coast. We confirm it before ordering.

Do I need coastal hardware?

East of the water, yes — galvanized springs and stainless cables, serviced twice a year. Further west it matters much less and standard hardware with an annual service is normally fine.
