Palm Beach County Is Not In The Hurricane Zone — And That Matters

The Florida Building Code's High Velocity Hurricane Zone covers Miami-Dade and Broward. It stops at the Palm Beach County line.

So doors here are approved under statewide Florida Product Approval rather than needing an HVHZ-specific listing. That is a different approval route — not permission to be casual. Most of the county sits inside Florida's wind-borne debris region, where openings still have to be impact rated or otherwise protected.

What genuinely changes here is that the answer depends on your address. Palm Beach County runs roughly 45 miles from the Atlantic to Lake Okeechobee, and design wind pressure drops as you move inland. The requirement for a house on Jupiter Island is not the requirement for a house in Loxahatchee. In Miami-Dade the answer is the same countywide; here it isn't.

The shortcut worth knowing

A Miami-Dade Notice of Acceptance is the stricter standard, so a door carrying an NOA is accepted in Palm Beach County too. If the model you want is listed with an NOA rather than a Florida Product Approval, that is not a problem for your permit.

Local Conditions

The Widest Range Of Doors We Install Anywhere

No other county we cover spans historic oceanfront estates, gated golf communities, equestrian acreage and seasonal condos in the same afternoon.

Coastal & historic

Mediterranean revival and mid-century homes in Palm Beach, El Cid, Flamingo Park, Delray and Boca. Arched heads, non-standard widths, wood-look and custom carriage doors — plus salt air on top of it. Measured and ordered to fit, never forced.

Gated golf communities

PGA National, Mizner, Ballenisles, Boca West, Admirals Cove and the Wellington communities all run architectural review. We supply model, panel design, color and approval number in writing so your ARB packet goes in once.

Equestrian & acreage

West of the turnpike the doors get bigger: oversized openings, high-lift track, RV doors, barns and detached workshops across Wellington, Loxahatchee, The Acreage and Jupiter Farms.

Seasonal homes

A door closed up from April to October still ages. Dead opener backup batteries, flat-spotted rollers and seized springs are the classic October call. Book a pre-season tune-up instead.

Straight Answers

Palm Beach County Questions

Is Palm Beach County in the High Velocity Hurricane Zone?

No. The HVHZ covers Miami-Dade and Broward only. Palm Beach County sits outside it, so doors here are approved under statewide Florida Product Approval rather than requiring an HVHZ-specific listing. That is a different approval route, not a lower standard to be casual about — most of the county is inside Florida's wind-borne debris region, where openings still have to be impact rated or protected.

Do I need an impact-rated door in Wellington or out west?

It depends on your exact address, which is the honest answer and the reason we check. Palm Beach County runs roughly 45 miles from the ocean to Lake Okeechobee, and design wind pressure falls off as you move inland. Requirements genuinely differ between Jupiter Island and Loxahatchee. We confirm the rating your address needs before anything is ordered.

Can I just use a Miami-Dade NOA door here?

Yes, and it is often the simpler path. A Miami-Dade Notice of Acceptance is the stricter standard, so a door carrying one is accepted in Palm Beach County. If a model we like is only listed with an NOA, that is not a problem for your permit.

Can you match a custom or arched door on an older home?

Usually. Mediterranean revival and mid-century homes around Palm Beach, El Cid, Flamingo Park, Delray and Boca often have arched heads, non-standard widths and wood-look doors that no longer exist in production. We measure the actual opening and either order custom or find a current-production door that reads correctly from the street and still carries approval.

We're seasonal. Can you service the house before we arrive?

Yes, and it is worth booking. A door that sits unused from April to October still ages: opener backup batteries die, rollers develop flat spots, and springs and bearings seize in the humidity. A pre-season tune-up in the weeks before you fly down is far cheaper than an emergency call on your first morning back.

Do you handle oversized, RV and barn doors?

Yes. Out west — Wellington, Loxahatchee, The Acreage, Jupiter Farms — oversized openings, high-lift track, RV doors and detached workshops are routine. These jobs get a longer booking window because the drive and the door are both bigger.
