Miami-Dade Is In The High Velocity Hurricane Zone
The Florida Building Code carves out a special zone for Miami-Dade and Broward: the High Velocity Hurricane Zone, the strictest wind provisions in the state and among the strictest anywhere in the country.
The practical difference is what your door has to survive. Outside the zone, a garage door is generally rated against wind pressure. Inside it, the door is held to impact standards as well — it has to take a large missile strike and then keep resisting cyclic pressure, whether or not the door has windows in it.
That's why approval numbers matter here. A door installed in Miami-Dade carries approval valid for the HVHZ, most commonly a Miami-Dade County Notice of Acceptance, and that number ends up on your permit. The inspector isn't checking the sections — they're checking the whole approved assembly, including the struts, the hardware and how it's anchored into the jamb.
You cannot legally bolt new sections onto sixty-year-old track and call it a replacement. If someone quotes you a door replacement without mentioning a permit or an approval number, that's the quote to walk away from — and it's the one your insurer will ask about after a storm.

Does my garage door need a Miami-Dade Notice of Acceptance?
Miami-Dade sits inside the Florida Building Code's High Velocity Hurricane Zone, the strictest wind provisions in the state. Doors installed here have to carry approval valid for that zone — most commonly a Miami-Dade County Notice of Acceptance (NOA), and the NOA number goes on the permit. A door that would pass inspection in Orlando will not be signed off here.
Do I need a permit to replace a garage door in Miami-Dade?
Yes. A door replacement is a permitted job, and the inspector checks the approved assembly — door, track, struts, hardware and how it's anchored into the jamb. That's why we don't just swap sections onto old track and call it a replacement. We handle the paperwork.
I'm on the water in Key Biscayne or Sunny Isles. How often should the door be serviced?
Twice a year rather than annually. Within about a mile of open water, salt accelerates corrosion on springs, cables, rollers and bearings enough that a spring rated for 10,000 cycles can reach the end of its life years early. We fit galvanized springs and stainless cables on coastal jobs and rinse-and-lubricate on the service visit.
My garage has almost no headroom. What can I install?
Common in older Miami homes and in townhouse garages in Doral and Brickell. A wall-mount (jackshaft) opener mounts on the torsion shaft beside the door instead of on the ceiling, and low-headroom track kits handle openings that won't take a standard radius.
My opening isn't a standard size. Can you still help?
Yes. A lot of post-war Miami-Dade housing has 8x7 singles, nine-foot openings and jambs that have moved over sixty years. We measure the actual opening and order to fit rather than forcing a stock door into it.
