In Broward, Almost Everyone Lives Near Salt Water

Fort Lauderdale didn't get called the Venice of America for the beach. The county is threaded with canals and finger islands carrying brackish water well inland, and salt-laden air doesn't stop at the shoreline — it drifts.

That matters because corrosion, not storm damage, is what actually ends most Broward garage door hardware. Salt attacks spring steel, cable strands, roller bearings and drum surfaces. A torsion spring rated for roughly 10,000 cycles can reach the end of its usable life years ahead of that rating when it spends every night in humid, salty air.

The fix isn't exotic, it's just specification. Galvanized springs put a sacrificial zinc layer between the salt and the steel. Stainless cables don't fray from the inside. And a service interval of six months instead of twelve catches a fraying cable while it's still a cable and not an emergency.

Do I need HOA approval before replacing my garage door?

In most of west Broward, yes. Weston, Parkland, Coral Springs, Cooper City and the big Pembroke Pines and Miramar communities generally run an architectural review on anything that changes the front elevation, and the garage door is usually a third of it. We give you the model, panel design, color and product approval in writing so the submittal is a form-filling exercise, not a research project.

I'm on a canal, not the ocean. Does salt air still matter?

Yes, and this is the mistake we see most often in Broward. Fort Lauderdale's canal network carries brackish water miles inland, so a house in Rio Vista, Coral Ridge or Las Olas Isles can see corrosion much closer to oceanfront conditions than its distance from the beach suggests. If there's water at the end of your yard, treat the door as coastal: galvanized springs, stainless cables, service twice a year.
